3. Design Consultant Profile

1111 Design Studio is a creative hub that focuses on integrating harmonious designs with innovative solutions, tailored to meet the functional and aesthetic needs of each unique project. The studio combines artistic vision with technical precision to deliver spaces that are both visually striking and practically efficient.

4. Project Location

  • Business Jurisdiction: Republic of Maldives
  • Site Address: Radiumge, Neeloafaru Magu, Malé, Maldives

5. Project Objective

To design, manage, and deliver a complete, functional, and aesthetically pleasing interior fit-out for a modern bistro that aligns with the client’s brand and vision, while strictly complying with all applicable laws, codes, and regulatory requirements of the Maldives.

6. Key Deliverables

1111 Design Studio shall deliver the following as part of the engagement:

6.1 Mood Boards

  • Presentation of three (3) unique mood boards
  • Client to select one (1) mood board
  • Style changes (additions/removals) permitted before finalization
  • Final mood board to be signed and approved before proceeding

6.2 Layout Options

  • Development of three (3) layout options for the bistro
  • Client to select one (1) final layout
  • Final layout to be signed and approved prior to design drafts

6.3 Design Drafts

  • First draft of full interior design
  • Second draft incorporating client feedback
  • Final draft reflecting all agreed changes

6.4 3D Renderings

  • Initial block render to illustrate space usage
  • First draft of 3D renders
  • Second draft after revisions
  • Final approved render

6.5 FF&E List

  • Complete list of furniture and equipment, including:
    • Descriptions, quantities, suggested brands/models, and supplier references

6.6 Technical Drawings & Documentation

  • Complete set of detailed CAD drawings
  • Includes joinery details, ceiling and lighting plans, material schedules, and all construction documentation

6.7 Site Supervision

  • Periodic site visits by 1111 Design Studio
  • Coordination and communication with builders and contractors
  • Design compliance inspections and on-site guidance

6.8 Final Handover Package

  • Walkthrough and snag list
  • Oversight of defect rectifications
  • Submission of as-built drawings and project close-out documents

7. Project Timeline

The project shall be completed within two and a half (2.5) weeks from the date of signing the engagement letter, provided both parties uphold their responsibilities regarding approvals, site access, and timely communication. A detailed timeline will be shared separately.

8. Client Responsibilities

  • Provide timely feedback and formal approvals
  • Ensure unrestricted access to the project site as needed
  • Coordinate with any third-party vendors or contractors not hired by 1111 Design Studio
  • Fulfill all payment obligations as per agreed terms

9. Legal Compliance and Regulations

This project shall be conducted in accordance with all laws, regulations, and codes of the Republic of Maldives, including but not limited to:

  • Building and construction regulations
  • Fire and safety codes
  • Health and sanitation requirements
  • Guidelines enforced by the Malé City Council, Ministry of National Planning, Housing and Infrastructure, and Ministry of Economic Development

Both parties are responsible for ensuring that all approvals and permits required under Maldivian law are obtained in a timely manner.

10. Payment Terms

The total fee for the interior design and development of the modern bistro is MVR 30,000 (Thirty Thousand Maldivian Rufiyaa).

  • 50% Advance Payment (MVR 15,000): Payable upon signing of the engagement letter and prior to the commencement of design work.

  • 50% Final Payment (MVR 15,000): Payable upon completion and full delivery of the project, including submission of all final drawings, renders, documents, and handover package.

All payments shall be made via bank transfer or other mutually agreed method, and official receipts will be issued for each transaction.

11. Confidentiality

All project materials, design concepts, and communications shall remain confidential between the parties and shall not be disclosed to any third party without written consent.

12. Amendments and Dispute Resolution

Any changes to this Terms of Reference must be made in writing and signed by both parties. In the event of a dispute, both parties shall first attempt to resolve the issue amicably. If unresolved, the matter shall be settled in accordance with the laws of the Republic of Maldives.
